1. Who is responsible for your information
Right Choice Realty, led by Gloridy N. Sharpe, operates this website and acts as the personal information controller for information it receives through the site and its business communications. You may contact us at inquire@rightchoicerealty.ph or at the office address shown on this page.
2. Information we receive
Property browsing and analytics. When you browse public pages, open a property or select a call or email link, the website records the activity type, the property identifier where relevant, the date and a randomly generated browser identifier. This helps us count distinct browsers and one property view or contact click per browser per day, using Philippine time. We do not record message contents, telephone numbers, email addresses or precise visitor locations in these analytics. Contact clicks do not establish that a conversation took place. Signed-in administrators and recognized bots are excluded.
Saved properties. Visitors do not need an account or sign-in. When you select a heart, only property identifiers are stored in your browser’s local storage. Your saved list is not sent to our server, linked to an account, or shared between devices, browsers, or website addresses. Administrative sign-in remains restricted to authorized personnel.
Direct inquiries. Buyer inquiries remain direct contact only; this website does not operate a buyer inquiry form. If you email, call, text, or message us through Facebook, we receive the contact details and information you choose to provide through that service.
Seller submissions. If you use List your property, we receive your name, owner or representative status, at least one contact method, property details, optional photos and your consent record. These are used for private review and follow-up about possible representation. Admin review notes and verification or agreement references may be recorded later. Please do not submit IDs, title or tax documents, signatures, or photos showing private documents or identifiable people. A submission is not a published listing or an appointment of an agent.
Technical information. Our hosting and security providers may process standard connection information, such as IP address, device or browser details, security logs, and necessary cookies used to deliver and protect the website.
3. Why we use information
We use information to provide saved-property features, understand interest in listings, maintain and secure the website, respond to inquiries, arrange property services, prevent misuse, and comply with legal obligations.
4. Cookies and local storage
Local storage remembers your saved property identifiers separately from the first-party browser identifier used for visitor and property-activity counts. You can clear either through your browser settings. Do Not Track and Global Privacy Control browser signals are respected; when enabled, analytics tracking is skipped but browser-only saves still work. The hosting and administrator sign-in services may also use necessary security and authentication cookies. The seller form uses an essential, first-party security cookie lasting up to one day and a signed form check. For abuse prevention, the server stores keyed, one-way identifiers derived from a contact method, the form cookie and a network address when available; it does not store those values in plaintext in its rate-limit records. These rate-limit records expire within one day and are removed during subsequent cleanup. We do not use advertising cookies or sell browsing data.
5. Who may receive information
We do not sell personal information. Information may be handled by authorized Right Choice Realty personnel and service providers supporting website hosting, storage, security, authentication, and email. We may also disclose information when required by law or necessary to protect legal rights. Some service providers may process information outside the Philippines, subject to their safeguards and applicable requirements.
6. Retention and deletion
Seller intake records and original review photos normally expire after 180 days without further review activity, or 30 days after conversion to a draft or a decision not to proceed. Incomplete uploads expire after one day. Expired submissions become unavailable for review and are removed in bounded cleanup when the form or admin submissions area is used. If a submission proceeds, approved property details and selected photos are copied to a separate listing draft, while contact and verification details are copied to the encrypted private property ledger. These brokerage and listing records are managed separately and retained only as needed for the service and applicable recordkeeping. Contact us to withdraw consent or request deletion.
Visitor and property-activity records are retained for up to 730 days for trend analysis. Browser-saved properties remain until you unheart them, clear site data, or your browser removes that storage. Private browsing may remove them when its session ends. If storage is blocked, saved choices last only while the page is open. Earlier account-based save records are retained separately as historical data and can be removed on request; new browser-only saves do not update them. Direct communications and transaction-related records are retained only as long as reasonably needed for the inquiry, brokerage service, recordkeeping, dispute resolution, or legal compliance.
7. Your choices and rights
Subject to applicable law, you may ask to be informed about or access your personal information, correct inaccurate information, object to or restrict certain processing, request deletion or blocking, obtain portable information where applicable, or raise a concern. You may remove saved listings directly on the website and clear the browsing identifier from your browser.
Send privacy requests to inquire@rightchoicerealty.ph. We may need to verify your identity before acting on a request. You may also contact the Philippine National Privacy Commission if you believe your rights have been violated.
8. Security
We use access controls, protected administrator routes, encrypted web connections, and trusted hosting services designed to protect information. Seller submission details and review notes are encrypted in application storage. Original review photos require a verified admin session. Selected copies remain private while their listing is a draft and are available to visitors only when included in a published listing. No online system can guarantee absolute security, so please avoid sending unnecessary sensitive information by email or text.
9. Children and changes
The website is intended for people seeking real estate information and is not directed to children. We may update this notice when our services or legal responsibilities change. The current version and its update date will remain available on this page.
